The Southwest area of Beverly Hills,(West of Beverly Dr.& North of Olympic) saw an amazing rise in value of homes in the area. Larry Steinman's home at 321 El Camino Dr, 1 block W. of Bevery Dr. Sold for just under 2 million in December 2012 to pull the market to a new high. Escrows are taking longer than expected but if the house if beautiful and on the right side of the street, it will bring top dollar. Other homes in the area also sold at record breaking prices keeping pace with expectations of buyers. Steinman said, " We have lived in Beverly Hills all our lives and grew up North of Santa Monica and as an adult raised the family on El Camino Dr. It is an ideal location, walking to restaurants, stores, shopping locally and it was perfect to walk to my art gallery (Carol Lawrence Galleries) just north of Wilshire on Beverly Dr. next to the old R J's Ribs. We love the community and shop the market, mens stores and know our neighbours. Prices are going even higher but since the famliy has grown, we are now downsizing and letting the younger families move in. We have some of the same neighbours for over 35 years and we enjoy watching the families grow. Now Larry and his girlfriend live in the Pico Robertson area of LA and are looking for income property to replace the beautiful home on El Camino. Larry collected Rolls Royce's and kept one parked in the front for over 25 years.. all classic Silver Cloud's. Move in and enjoy the hood. Merry Christmas & Happy New Year.

Larry so funny I saw this house sale price early this week and I did a double take. That location is becoming a hot spot. You can walk to Urth Cafe and many stores and shop. Easy and great selection of food and shopping. This is not the same Beverly Dr. I recall 20 years ago. It's so much better when all be had was Subways. The reality is BH is becoming more desirable for many factors but being our own city in the middle of LA we can tend to people's needs and services so much better and not worry about roads not being paved and services cut like other LA county residents do. Larry also north of Santa Monica homes are becoming a $5 million and up exclusive club (except for the first 3-4 homes close to SM blvd). When I was going to Hawthorne you could buy a nice house for around a $1 million north of SM. It's amazing how many homes are under construction north of SM. I never recall seeing all this work in that area. The whole city is changing from local market to international market. This is were people want to live, you have everything in the city or very close by. Not to mention all the great history and the extremely smart and talented people we have in such a small area.
